What areas do you serve?

We proudly serve the Tri-Cities region and surrounding areas. Our core service areas include Bristol (TN and VA), Johnson City, and Kingsport. We also cover Northeast Tennessee, Southwest Virginia, and Western North Carolina.

Do you handle both residential and commercial properties?

Yes. Whether you are a homeowner cleaning out a single room, a landlord dealing with an abandoned rental, or a property manager clearing a commercial space, we provide complete cleanup solutions from start to finish.

How do I get an estimate for my cleanout?

Getting a quote is easy and stress-free! Just call or text us at (423) 350-2340 with a description of what you need removed. You can also upload photos through our website for a fast, honest, and upfront price.

Do I need to be on-site for the junk removal?

While it is helpful for you to be there to point out exactly what needs to go, it is not required. We frequently accommodate remote cleanouts—especially for out-of-town landlords or estate clearings—as long as we have clear instructions and safe access to the property.

Do you offer estate cleanout services?

Yes, estate cleanouts are one of our core services. We know how overwhelming settling an estate can be during a sensitive family transition. Our veteran-led team handles these situations with the utmost compassion, respect, and discretion.

Can you haul away construction and renovation debris?

Absolutely. We haul away heavy post-renovation materials including drywall, scrap wood, old flooring, and torn-out fixtures so you can immediately start enjoying your newly finished project.

What items are you NOT able to take?

While we take almost everything, for safety and legal reasons, we cannot accept hazardous materials. This includes wet paint, toxic chemicals, motor oil, asbestos, highly flammable items, and biohazards. If you have questions about a specific item, just give us a call!

Are you a licensed and insured company?

Yes. Ridgeline Removal & Cleanouts LLC is a fully licensed and insured business. You can have total peace of mind knowing your property is protected while our professional team is on-site performing heavy lifting.

How quickly can you schedule a cleanout?

We pride ourselves on fast response times because we know property problems need solutions right away. Depending on our daily schedule and the size of your project, we can often accommodate same-day or next-day service.

What makes Ridgeline different from other junk removal companies?

We are a locally owned, family-operated, and veteran-owned business built by Army veteran Danny Frado. We operate on military values of integrity and hard work. With us, there are no gimmicks and no surprises—just dependable service, upfront pricing, and a team that genuinely cares about helping you move forward.

What is your “Pay at Closing” option?

Our “Pay at Closing” program allows us to complete your property cleanout immediately, while our invoice is paid directly from the proceeds of the real estate sale when the home closes. This eliminates out-of-pocket expenses for families and realtors who need to get a home market-ready fast.

Who qualifies for the Pay at Closing program?

This option is ideal for estate executors, heirs, and homeowners who are actively working with a licensed real estate agent or attorney to sell their property. If the property has equity and is going on the market, you likely qualify!

Are there any hidden fees or interest charges for paying at closing?

No. True to the Ridgeline Promise, we provide an honest, upfront estimate before the job starts. The amount we agree upon is the exact amount invoiced to the title company or closing attorney. There are no hidden fees or surprise interest charges.

How does the Pay at Closing process work?

It is incredibly simple. Once you approve our upfront estimate, we will coordinate with your real estate agent, title company, or closing attorney to sign a brief payment agreement. We then complete the heavy lifting and cleanout, and the title company issues our payment directly from the closing funds.

What happens if the real estate closing is delayed?

As a team with real estate experience, we understand that transactions can be unpredictable and delays happen. We offer flexible terms and will stay in communication with your agent or closing attorney to accommodate standard delays in the closing process without adding stress to your plate.
